Step 1: Start the process

It’s important to partner with a Real Estate Agent you feel completely comfortable with. Let's sit down and discuss a list price for your home. Just prior to going on the market, I will research the current conditions to determine the value of your home using active listings and recently sold properties. Don’t fall for the trap of partnering with the first REALTOR® who suggests the highest asking price! The greatest value will be determined by how you home presents itself after the staging process. So in the meantime, we'll work within a range.

Once we decide to work together, we'll sign a listing agreement and go through paperwork that is required to put your property on the Multiple Listing Service (MLS).

Step 2: Staging

First impressions count! We will work together to determine what simple things you can do to give your property an edge over the other listings in your area and guarantee a maximum return on your investment.

Buyers are looking for properties without any issues. As we know, every home is organic and there is always something subtle we can improve upon. I will provide insights on how to create an inviting atmosphere, improve curb appeal, and curate a lasting first impression.

Step 3: Photos, Videos & marketing material

Once the stage is set, l'll contact my professional photography team who will then set up a time with you to take photos/videos of your house; the costs of which are covered by me. Every home has its own story to tell so it is crucial we explore multiple marketing mediums including: High definition photography, 3D renders, & Drone tours just to name a few.

Real estate is a competitive business, and having a sound marketing plan is essential. Too many experienced agents rely on plain and outdated strategies that do not reflect the uniqueness of each property. I will provide a refreshing and energetic approach to marketing your home.

Step 4: Showings

Showings are typically scheduled by the agent, and potential buyers will be given a tour of the property. During the showing, the buyer will be able to view the home and ask any questions they may have about the property. It's important for people to make their home look as presentable and clean as possible during showings, to help make a positive impression on potential buyers! The homeowner is not usually present during showing, but the buyers agent will be there to answer any questions while showcasing the property.

Step 5: The offer

The offer stage is where things really start to get exciting! After all, this is where potential buyers will submit their offers to purchase your home. As your trusted agent, I will work with you to review each offer and ensure that all of your needs are met. I will help you to understand each offer in detail, including the purchase price, conditions, deposit amount, and closing date. I'll provide guidance on how to negotiate the best possible terms for you, and make sure you are comfortable and confident with the final outcome. With my expertise and experience in navigating the offer process, you can rest assured that you'll receive the best possible outcome for your sale.

Step 6: Inspection

When you're selling a home, a home inspection is a crucial part of the process. It's a chance for a professional inspector to evaluate the home's condition and identify any potential issues that may need to be addressed before the sale is finalized. The inspector will typically look at things like the roof, foundation, plumbing, electrical systems, HVAC systems, and more. They'll provide a report of their findings, which the buyer may use to negotiate repairs or adjustments with the seller. It's important to be prepared for the inspection and to work with a trusted inspector to ensure that you're getting a comprehensive assessment of your home's condition.

Step 7: Closing

Congratulations! Your hard work has paid off!

Closing. The entire process from signing the purchase agreement to the closing date can average around 45 days. Mortgage companies require time to prepare the loan. If you have a buyer who will purchase your home for cash, the time frame may be shortened. Or the process may be extended to meet everyones ideal timeline.

Before closing day, make sure to contact your utility companies to arrange the transfer of services out of your name. This will ensure a smooth transition for the new homeowners.

Once the transaction is complete, you will receive your proceeds from the sale of the home. This can be done via check or wire transfer to your bank account.
